No jargon, no course, no membership. A brief, a search, an honest appraisal and a purchase — the same sequence we have run on our own portfolio for thirty years.

Step by step
Eight steps, in order.
- Step 01
The first call
Fifteen minutes on the phone or WhatsApp. What you have to invest, what you want it to earn, and whether Lancashire terraced stock is the right home for that money. If it is not, we will say so.
- Step 02
Your buying brief
We write down the criteria: price ceiling, minimum yield, bedrooms, tenure, condition tolerance, cash or mortgage, and how quickly you can move. Precision here is what makes the search fast later.
- Step 03
The search
Agent contacts, local landlords, tired and probate stock, and the open market monitored daily. We are looking for houses whose numbers work on the day of purchase, not after an optimistic refurbishment.
- Step 04
Appraisal and numbers
Sold comparables, realistic achievable rent, works estimate, stamp duty, legal costs and the resulting gross yield and cash-on-cash return. You see the assumptions, not just the headline.
- Step 05
Viewing and condition report
We view in person and photograph the parts that matter — roofline, damp, wiring age, boiler, windows, rear access — and tell you what needs doing before a tenant moves in.
- Step 06
Offer and purchase
We negotiate on evidence. We buy houses to sell to BTL investors, so the purchase mechanics are handled while you get on with your own work.
- Step 07
Refurbishment plan
A scope and a rough budget for the works needed to reach a lettable standard: kitchen, bathroom, flooring, decoration, safety certificates. You choose whether to use your own trades or local ones we know.
- Step 08
Letting and holding
Advice on realistic rent, tenant profile for that street, and the compliance you will need — EPC, gas safety, electrical condition, deposit protection. Then it is an asset you hold.

No guaranteed returns
Rents move, rates move, tenants leave. We give you the numbers and the assumptions behind them, never a promise.
No training courses
We are not selling education. We buy houses and pass them to investors who want them.
No pressure deadlines
If a deal is only good because you have to decide in an hour, it is not a good deal.
No deals we would not buy
The test is simple: would we hold this house ourselves for the next fifteen years?
