Sold comparables on the same street, not the same postcode
Achievable rent, evidenced by what is currently let nearby
Roof, chimney, gutters and rear elevation
Damp, ventilation and any history of works
Boiler age, wiring age and window condition
Tenure, ground rent and any lease term issues
Parking, schools and transport for the tenant profile
Licensing or selective licensing in the area
Exit: who buys this house from you in ten years
