    We start with your capital, your target yield, whether you are buying in cash or with a mortgage, and how much refurbishment you will tolerate. That brief stays on file so we can call you the day something fits.

    Estate agent relationships, local landlords selling up, probate and tired stock, plus the ordinary market watched properly. Most good Lancashire deals are ordinary houses bought at a sensible number, not exotic ones.

    Comparable sold prices, achievable rent, gross and net yield, likely works, and the obvious risk factors: roof, damp, subsidence, tenure, parking, tenant demand on that street.

    We view in person. You get photographs, honest notes on condition and an assessment of what the house needs before a tenant moves in — not a set of wide-angle marketing shots.

    Negotiation and purchase

    We negotiate on the numbers, not the asking price. We buy houses to sell on to BTL investors, so the purchase side is handled and you are not chasing an agent every week.

    Handover to you

    You receive the house with the paperwork in order and the works schedule spelled out, ready to refurbish, let and hold. We are on the end of the phone afterwards.
